Change of Tenancy

A standard charge of £50 will be applied if you need to alter your tenancy agreement after your tenancy commencement date. Such changes need to be requested in writing and are subject to Landlord’s approval.


Early Termination of Tenancy

Please contact us at least 30 days in advance (45 days’ notice in December and January) to serve your early termination notice in writing. Such notice must end on the day before the rent is due. You will be legally responsible for finding a suitable replacement. A tenancy change fee of £50 will be applied. If you vacate the property prior to the end of the term and fails to find a suitable replacement, you will remain liable to pay rent until the term expires or the property is re-let whichever is earlier.


Payment of Rent

The first instalment of rent must be paid in cleared funds when you sign the tenancy agreement. Thereafter, rent is payable by standing order to arrive on the first day of each month. The full rent must be paid by a single transaction. A default fee for late payment of rent which is 3% above the BoE base rate in the form of interest on the late payment of rent from the missed date until it is paid.



A deposit equivalent to one-month rent must be paid in cleared funds when you sign the tenancy agreement and is held by JC ROOM as Stakeholder for the duration of the tenancy in accordance with the terms of the tenancy agreement and where applicable JC ROOM will register the deposit monies with a deposit protection scheme.



It is your responsibility to insure your own belongings throughout the tenancy.
